Industrial building types in Las Vegas
Match the operation to warehouse, distribution, flex, manufacturing, or land — then check doors, power, and yard on the address.
Southern Nevada industrial is not one product. This guide is a feature checklist for warehouse, distribution, flex, manufacturing, and land. It does not replace the warehouse, flex, or North Las Vegas distribution search pages — those filter the catalog. This page helps you pick which filter belongs to the use.

Warehouse
Warehouse is the default industrial ask: store, stage, or light process goods with loading as the priority. On this site, City of Las Vegas warehouse is mostly mid-bay — Harmon / Dean Martin, Valley View, Harrison, east-valley service industrial. Grade-level doors are common; docks appear on a subset.
Ask before you tour:
- Clear height that actually clears racking or equipment — not a photo guess
- Dock vs grade, and whether a 53-foot trailer can work the court
- Yard or outdoor storage, fenced or not
- Power and sprinkler type if the use is more than storage
If the search is “warehouse for lease Las Vegas,” start on the warehouse intent page. If it is North Las Vegas, do not collapse Gowan and Apex into one tour.
Distribution
Distribution is warehouse with a flow: inbound, stage, outbound, often with trailer parking. The word is over-used. A 3,700 SF Gowan suite can be a legitimate last-mile or contractor distribution node. It is not an Apex box.
Treat distribution as its own type when you need:
- Dock positions and truck-court depth
- Trailer parking that is not a shared aisle
- ESFR or higher clear height than mid-bay parks publish
- I-15 / airport adjacency rather than a west-of-Strip service park

Flex
Flex is office or showroom in the same suite as warehouse or light industrial. Customers or staff use the front door; the bay sits behind. Tenaya, Palms Center, Harmon flex, and some Oakey / Lamb product behave this way.
Flex is the wrong first page if you need docks and no office. It is the right first page if office share, parking, and a presentable elevation matter. The flex search and the small-bay guide cover that hunt.
Manufacturing
Manufacturing is a use, not a marketing label. Power (including 277/480v three-phase where it exists), floor load, cranes, ventilation, and zoning decide whether a warehouse can take the process. Some published buildings note power; many do not. Do not infer amperage from a photo.
If the use is manufacturing, say process, power, and whether the building must already be improved. Ali will not stretch a flex suite into a plant.
Industrial land
Land is the path when the building does not exist at the spec. Owner-users looking at North Las Vegas growth corridors or a purpose-built box often need a site, not a suite. Land still has zoning, access, utilities, and drainage — see due diligence for the overlapping checks.
How to choose features
Work the list in this order, then pick a city or corridor:
- Use (store, distribute, show, manufacture, or build)
- Size band and whether it must be one building
- Dock vs grade vs yard
- Clear height and power
- Labor and truck path — I-15, I-215, airport, Henderson
