How to search small-bay and flex space in Southern Nevada
A search method for small-bay and flex users that ties to the flex market page without duplicating its listing filter.
Small-bay and flex searches fail when they are treated like a 100,000 SF warehouse tour. This guide is the method: how to brief the hunt, which corridors actually have this product, and what to measure on a suite. The listing filter lives on flex space for lease in Las Vegas. Use that page for current addresses. Use this page so the tour list is not Harmon and Tenaya in the same unexamined afternoon.

What “small-bay” and “flex” mean on this site
Flex here is office-plus-warehouse in one suite: a front door, parking that looks like a business park, and a bay behind it. Small-bay is the size conversation — a user who needs a few thousand to low-tens-of-thousands of square feet, not a distribution box.
They overlap. They are not identical. A small warehouse with no office is a warehouse search. A showroom with a roll-up is flex. A contractor who wants a yard and a small office may be Gowan, not Tenaya.
Published flex on this site has included Tenaya (southwest), Harmon / Palms / Polaris / Tompkins (west of the Strip), Oakey service-flex, and stand-alone product such as Lamb in Sunrise Manor. Those are examples of where the type sits, not a promise that every street still has a suite.
Brief the search before you pick a street
Send a short brief, not a city slogan:
- Size range (a band, not a single number)
- Office share — none, a small office, or a real front-of-house
- Drive-in count and door height; docks only if you truly have them
- Parking for staff or customers vs trailer court
- Yard / outdoor storage — required, nice, or prohibited
- Who visits: customers, techs, or freight only
If you cannot answer office share, start with the use (light assembly, last-mile, showroom, service shop). Ali will translate.
Corridors that usually belong on a flex / small-bay list
- Spring Valley / Tenaya — southwest flex and light distribution on I-215. Different labor shed than Harmon.
- West of the Strip — Harmon, Palms Center, Polaris, Tompkins, and related parks. Closer to the resort corridor and I-15.
- Oakey / west service-flex — north edge of the same west-of-freeway user set; not Harmon.
- Sunrise Manor — east-valley stand-alone or service product (including sublease when the catalog has it).
- Southeast / Harrison — small-bay with grade doors; a different user than Tenaya.
North Las Vegas “industrial/flex with yard” on Gowan is a legitimate small-user product. It is not on the Las Vegas flex filter so that query stays in-city. If the user can sit in either city, say that in the inquiry.
Henderson flex is often off-market. The Henderson / St. Rose page is honest about thin published inventory.
What to measure on the tour
- Office that is actually usable (not a leftover mezzanine you would demolish)
- Clear height in the bay, not the office
- Door count vs parking — ten drive-ins help only if the apron works
- Restroom and HVAC condition in the office
- Park rules on signage, hours, and outdoor storage
- Whether neighboring suites are retail, warehouse, or mixed — Tenaya has had both

One corridor per half-day unless the brief is truly flexible. Tenaya and Harmon are not a combined “Las Vegas flex” loop. If the published suite is the wrong size or office ratio, the next step is usually off-market in the same band — not a padded list.
