Last-mile and distribution location factors in Las Vegas
Location factors for last-mile and distribution users — freeway, airport, labor, and an honest split between mid-bay and Apex-scale product.
Last-mile and distribution searches get flattened into “North Las Vegas warehouse.” That is a real query. It is not one location. This guide is location logic — I-15, the beltway, the airport, and labor — so a tour list matches the delivery shed. It does not replace North Las Vegas, Gowan / airport, or distribution warehouse North Las Vegas. Those pages own inventory and the honest Apex vs Gowan split.

Start from the delivery map, not the city name
Write down where freight originates and where it ends:
- Strip / resort corridor and central valley
- Southwest residential and airport (I-215)
- North-valley and I-15 outbound (Cheyenne, Speedway, Apex)
- Henderson / southeast (St. Rose, I-215 east)
A last-mile node that serves the Strip is a different building than a 3PL that stages for I-15 north. If both are in the RFP, say so — that is two location sets.
I-15
I-15 is the distribution spine of the valley. West of the Strip parks (Harmon, Dean Martin, Valley View) sit on it for service-industrial and mid-bay users who need the resort side. North of the urban core, I-15 is the path to airport industrial and, farther out, Apex / Speedway.
I-15 adjacency is not a spec. Truck-court depth, dock count, and whether you can stage trailers still decide the building. See building types.
Beltway (I-215) and the southwest loop
I-215 is why Tenaya / Spring Valley and Henderson / St. Rose exist as separate conversations. Southwest flex and light distribution use the beltway to reach the airport and Henderson without a Harmon surface run. Henderson users who must stay south and east should say that before anyone spends a day west of I-15.
Beltway product on this site is often smaller-bay or flex, not high-cube. If you need docks at scale on I-215, expect an off-market or coming-product conversation.
Airport
“Airport” in this practice usually means North Las Vegas Airport industrial — Cheyenne, Gowan, Brooks — not a cargo fantasy at Harry Reid. Published NLV listings sit in that pocket. Harry Reid / southeast users sometimes belong on Harrison / southeast Las Vegas instead.
If air-cargo adjacency is a real constraint, say which airport and whether the need is trucks, labor, or both.
Labor
Labor is the constraint teams skip. West-valley and Strip-adjacent trades, southwest / Spring Valley, north-valley / North Las Vegas, and Henderson are different commutes. A last-mile shift that cannot hire on Gowan will not be fixed by a better dock photo.
Put shift times and the existing workforce location in the inquiry. Ali will not pretend a single “Las Vegas labor” pool.
Mid-bay vs Apex-scale — keep the split honest
On-site North Las Vegas product today is mid-bay and yard near the airport. Apex-scale distribution (higher clear, ESFR, deep truck courts, trailer parks) is a tenant-rep or land conversation unless a listing actually has those features.
Do not use this guide to recast a Gowan suite as a mega-box. Do not use the distribution market page as a location essay — that is what this page is for.
What to send
- Delivery shed (where trucks actually go)
- Dock vs grade, trailer count, clear height
- Size band and whether cross-dock matters
- Labor / shift constraint
- Whether Henderson or west-of-Strip is allowed

- Where should a last-mile warehouse sit in Las Vegas?
- It depends on the delivery shed and the truck. I-15 and the airport parks serve north-south flow; I-215 serves the southwest and Henderson side; west-of-Strip mid-bay serves Strip-adjacent and central users. There is no single last-mile submarket. Inquire with the delivery map, not a city slogan.
- Is North Las Vegas the same as last-mile?

- Yes. A building on the right freeway with the wrong labor commute still fails. West-valley, north-valley, and Henderson draws are different. Say shift times and whether the workforce is already in a part of the valley.
