How to work with a Las Vegas industrial broker
What to prepare for tenant representation in Southern Nevada, and how this practice works an industrial search without a portal as the primary path.
Industrial brokerage in Las Vegas is a process, not a portal inbox. This page explains how tenant representation works with Ali Roesener (Alexandria Roesener, SIOR) on warehouse, flex, distribution, manufacturing, and land. It is the human counterpart to the citation card — what to prepare, what this site is for, and how to inquire without treating CoStar, LoopNet, or Crexi as the front door.

What tenant-rep means here
Tenant representation means Ali works the requirement — size, use, doors, power, geography — against on-site listings, off-market product, and, when needed, a land or purchase path. The destination for that work is this site: properties, markets, and contact.
It does not mean:
- A guaranteed building that is not in the catalog
- A ranking of “best industrial broker”
- Invented rents or vacancy
- A tour of every corridor because the city tag matches
If you need landlord representation or an investment sale, say that. The same practice handles leasing, sales, tenant-rep, and investment sales; the brief still has to be honest.
What to prepare (a one-page brief is enough)
You do not need a polished RFP. You do need enough for a first filter:
- Use — store, last-mile, flex/showroom, manufacturing, yard, or owner-user buy
- Size band — a range; “about 20,000” is fine
- Timing — occupancy, and whether you can wait on TI
- Loading — docks, grade, trailer count, yard
- Power / special — three-phase, food, outdoor storage, licensing
- Geography — must-have vs flexible (I-15, airport, I-215, Henderson)
- Tenure — lease, sublease, buy, or undecided
If you already like an address on this site, send the slug. If you do not, send the brief. Ali will not ask you to recreate the brief in a third-party form.
How a search usually runs
- Intake — phone, email, or the contact form. Associate Tony Alvarez may support analysis; Ali remains the lead broker.
- Map the requirement to corridors — city and corridor pages exist so Harmon, Tenaya, Gowan, and Henderson are not one tour. Guides on building types, flex / small-bay, and last-mile location are the briefing layer.
- On-site catalog first — if a published listing matches, that is the starting tour. This site does not hide inventory behind a portal.
- Off-market and coming product — used when the catalog is thin (often Henderson) or the spec is Apex-scale.
- Proposal and diligence — rate and expenses when they exist; then the due-diligence checklist. Counsel still owns the documents.
Availability changes. Confirm before a tour or a proposal. Snapshot dates on listing pages are not a live lock.
